			<content:encoded><![CDATA[<p>The <strong>Charlotte real estate</strong> market saw 1527 total closings in December 2009, up 12% compared to 2008.  The average closing price for the Charlotte metro area in December 2009 was $211,705, up approximately 5.4% compared to 2008.  The bulk of home sales continues to be in the lower price ranges, with 87% of sales in the $350,000 and under category.  Average days on market from listing date to closing date was 143.8 for the month of December.</p>
