My experience with Kim Walton (and Helen Adams Realty) has been a positive one.  Kim’s professionalism and dedication to exceptional client service not only exceeded my expectations, but impressed me so much that I have shared details of the experience with my own business colleagues.  

There are many great things to say about my experience, but a few things that have impressed me the most are how Kim is:
- extremely knowledgeable and savvy about the Charlotte market and community
- incredibly helpful and responsive
- highly productive and really leverages the client’s time
- detail oriented (no inch of the home goes unexamined, no request is ever dropped)
- consistently goes above and beyond to make things more convenient and easy for the client
- patient in finding the right home at the right price
- sincerely focused on the client’s needs and best interest (versus just making a deal)

In my own recent purchase, Kim smoothly navigated through many elements of a complex transaction that could have easily been completely derailed or significantly delayed.  Her interpersonal skills, sense of humor, and persistence kept “the other side” engaged and on track through a difficult and tense process.  Even more impressively, the close was absolutely flawless.

Most people probably rate buying and selling real estate as one of their more stressful or less pleasant experiences, but you can count on Kim to provide as worry-free and enjoyable an experience as possible.  When you work with Kim, you not only know that you have a great agent representing your interests, but you feel that you have a good friend in your corner.

I am truly thankful to have Kim as my agent (and friend).  I have great confidence and trust in her knowledge and her integrity, and recommend her without reservation.  I am very happy with my new home, but should I ever need to sell/buy again, I know I will “call Kim Walton”.

I would very much like to say that Charmaine did a great job for us.  She was very hardworking, thorough, and above all very patient with us given all of our needs.  She was always ready and willing to go out and look at houses on a moments notice.  She also kept herself well versed on new houses coming onto the market that were potential homes for our family. She was also well versed with respect to the pluses and minuses of houses already on the market.  I would highly recommend Charmaine to anyone.

I just recently had a closing with Rebecca Madej with Cunningham and it was a great experience for all parties in the transaction.  Rebecca is intelligent, efficient and professional.  Her weekly Friday updates were just fantastic!  The updates let all parties know where we were in the loan process to show the progress of the transaction.  I would highly recommend Rebecca and her services. - Jody Munn

I couldn’t agree more, Jody! I had clients who are also my friends who moved up from a 310,000 house to a 790,000 house a couple of months ago. It was quite complicated as they had to decide which funds to liquidate. Rebecca was extremely patient with their process including offers on 2 separate houses. Home Sales on the Rise

According to the Business Journal, Charlotte area home sales have risen since this time last year!

Home sales in the Charlotte market rose 12.4 percent last month from October 2010 but fell 4.4 percent from September.

There were 1,968 sales in September.

The average sales price in October, $194,837, dropped 3.6 percent from $202,146 in October 2010.

The average price in September was $196,649.

The association reports 1,748 pending sales in October, up 14.1 percent from a year earlier. New listings in October totaled 3,181.

The share of closings on homes in foreclosure or in financial distress in October 2011 was 20.5 percent, down from 34.2 percent in October 2010. New listings of such properties were down 55.6 percent from October 2010.

The figures are for homes in Mecklenburg, Union, Iredell, Lincoln, Cabarrus, Gaston, Stanly, Anson, Montgomery and Alexander counties.

Last week, Dr. Yun presented a real estate forecast to approximately 300 members of the Charlotte Association of Realtors at the Marriott Hotel.  Yun was generally optimistic about the real estate market and the economic outlook of our country. He arrives at this optimism by reviewing past trends and applying them to the future.  He believes Charlotte and North Carolina are well positioned to outperform the rest of the country due to our favorable weather, disciplined government budget process and accountability to its citizens, and  our state’s approach to free enterprise through the absence of unions; positions which are reinforced by the fact that most of our state’s in-migration is derived from New York, California and Michigan; all of which are states whose cost of doing business exceeds North Carolina’s due to their high rates of tax, high cost of labor and excessive state and local regulation.  His presentation is below:
