ABOUT ME

I became a full time residential real estate agent in 1991 after a number of years in sales and administration with the Hewlett Packard Company.  My experience with HP made it possible for me to be a leader in the application of technological advancements in the residential real estate industry.

In every year from 1991 to 2005, under my direction the Burchardt Team was ranked as the office Top Producing Team with over 75 homes sold in 2005.

I grew up in a small family owned business in the 1950’s and 1960’s.  Working for my dad on a part time basis during high school and full time after graduation I learned the fundamentals that I believe have contributed to my career through the years.  Deliver more than you promise…Deliver on time…and if you do so, your customers will return.  This premise enabled me to grow my real estate practice through a repeat / referral percentage of over 85%.

On a personal note, my wife Debbie and I live the west side of Lake Norman.  Debbie has a thriving ebaY business.  We enjoy golf and riding our motorcycles together.  Our daughter is grown and has a family of her own and our two adorable Miniature Schnauzer’s, Emily and Elliott, allow us to share their home!

Housing prices in NC fall by 2.3%

The Federal Housing Finance Agency (FHFA) latest report indicates home prices continue to fall back to 2005 levels.  To view the full report click here.

U.S. home prices fell 1.8 percent on a seasonally adjusted basis from October to November — a sharper decline than the 1.1 percent drop seen the month before — according to the Federal Housing Finance Agency’s monthly House Price Index.

For the 12 months ending in November, the index of U.S. prices fell 8.7 percent, to 200.7, FHFA said. The index uses January 1991 as a baseline value of 100. The decline since the April 2007 peak is 10.5 percent, putting the index back roughly to where it was in March 2005.

The FHFA monthly index is calculated using purchase prices of houses backing mortgages purchased or guaranteed by Fannie Mae and Freddie Mac. Because it excludes mortgages too large or too risky for Fannie and Freddie, it can understate price increases and declines.

  • Prices were down in all nine U.S. Census divisions, with the index for the West North Central Census Division seeing the greatest decline — 2.7 percent, to 205. The division includes North Dakota, South Dakota, Minnesota, Nebraska, Iowa, Kansas and Missouri.
  • A decline of 2.3 percent was seen in the South Atlantic Division (Delaware, Maryland, District of Columbia, Virginia, West Virginia, North Carolina, South Carolina, Georgia and Florida), putting the index at 203.9.
  • The New England Census Division (Maine, New Hampshire, Vermont, Massachusetts, Rhode Island and Connecticut) saw the smallest drop — 0.7 percent — bringing the index to 214.
  • Prices fell 2.4 percent in the Mountain Division (Montana, Idaho, Wyoming, Nevada, Utah, Colorado, Arizona and New Mexico), leaving the index at 253.3.
  • Prices fell 2.2 percent in the Pacific Division (Hawaii, Alaska, Washington, Oregon and California), to an index of 191.7.
  • A decrease of 1.5 percent was recorded in the East North Central Division (Michigan, Wisconsin, Illinois, Indiana and Ohio), bringing the index to 178.8.
  • Prices were off by 1.4 percent in the East South Central Division (Kentucky, Tennessee, Mississippi and Alabama), to 194.5.
  • In the West South Central Division (Oklahoma, Arkansas, Texas and Louisiana), the index fell 1.3 percent, to 195.8.
  • In the Middle Atlantic Division (New York, New Jersey, Pennsylvania), the index showed an 0.8 percent decline, to 215.1.

About Peter J. Thevaos
I was born in Charlotte and attended Elizabeth Elementary, AG (Alexander Graham) Middle, and Central High School (now Central Piedmont). I also attended Wingate University and UNC-Charlotte where I studied business and real estate law. From 1964-1970, I was in general Real Estate brokerage in Charlotte. In late 1970, I began a retail career in management as Vice President and General Manager with Bailey, Banks & Biddle Jewelers in McLean, Virginia, Columbia, Maryland, and Charlotte.

I returned to the real estate business in 1975 and I have been active in the business since. I joined Bissell Hayes Realtors in 1980, the best business and career decision I have ever made and I thank God daily for Betty Hayes and Smoky Bissell, the founders, who gave me the opportunity.  While with Bissell Hayes, these were some of my accomplishments:

*   Sales and marketing of fine homes, condos, townhomes etc.

*   Consultant to builders and developers, assisted in designing and planning homes with builders, architects and clients, up to and including selecting lots, building materials and architectural elements etc. Have also assisted in planning high end housing developments, plotting and grading (grading as to value and pricing-A,B,C,D etc.) lots.

*   Assisted and consulted with other agents in house with some of their projects inlcuding helping them with comparables, assisting them with marketing photos and writing marketing data, descriptions and features of note etc.

In January 2009 I made a major career move and joined Helen Adams Realty which is a locally owned independent Real Estate firm with over 40 years in the business. I am absolutely thrilled with the new opportunity that Jeff Adams and his wonderful organization have offered me.

Additionally, I follow local, state and national politics and have been involved in church life since childhood. I am currently a member of Holy Trinity Greek Orthodox Cathedral and St. Nektarios Greek Orthodox Church both in Charlotte. I served as Board Vice President of Holy Trinity for 2 years and as chairman of the Cathedral Foundation for 5 years. I am also a former member of the Charlotte Jaycees.

In my free time, I enjoy reading political, business, and architectural publications, as well as surfing the Internet. I also enjoy music and generally staying as active as possible. I enjoy the beach and mountains, as well as getting together with family and friends. I have two sons who recently graduated from Appalachian State University. (My proudest contribution to life.) The boys are both working and living in Charlotte….I also thank God every day for my sons.

PERSONAL STATEMENT:  “I love helping others and thrive on a challenge. I am basically a giver…not a taker, a trait I inherited from my mother. My dad was in sales as is my brother and both sisters. I guess it’s in the blood so to speak.”

Earned a coveted new Cadillac award five times over 10 years

Just a few miles drive from I-77 (exit 23) is one of Huntersville’s most desirable neighborhoods, Wynfield Forest.  Easily recognized by its signature white picket fence, it has approximately 380 homes, recreation facilities, a meandering boardwalk and extensive sidewalks and landscaping all in a setting of 160 acres of rolling hills and many mature trees.
The community is meticulously maintained thanks to the involved residents and a board that is committed to keeping the neighborhood attractive both aesthetically and socially.  There are many activities planned throughout the year for families an adults by the Social Committee and the Nifty-Fifty club.  In addition, Wynfield Forest is just minutes to all that Huntersville has to offer including Birkdale Village, Lake Norman, Joe Gibbs Racing, Latta Plantation and, coming soon, Discovery Place Kids.  It is also just a 10 minute drive to the new Northlake Mall.

Providence Springs

Providence Springs is a quaint neighborhood nestled between the Arboretum and Rea Road (the city-side of Highway 51). Gene Harrington & Ken Dowd (developers of other upscale neighborhoods as Berkley & Highgate), developed the sanctuary-style neighborhood, building custom homes on winding streets with flat lots, surrounded by mature trees.   As you enter Providence Springs, you will continue past a relatively new pre-fab development into the original neighborhood (which begins at Megington Drive) with 128 gorgeous custom and semi-custom homes.
Just minutes from the Arboretum, only 9 miles from Uptown and minutes from I-485, Providence Springs is in a prime location: shopping, recreation, and schools abound in this area. Centrally located to the major private schools and in one of the city’s best school districts, YOU will have your choice of schools for your children!
Located in beautiful South Charlotte, this prime property is tucked away just inside the Providence Road/Pineville-Matthews junction. Completed in 2002, renowned custom homebuilders, Harrington & Dowd took great pride in developing a quaint neighborly community with wide streets and gorgeous mature trees.  As you tour this highly sought-after community, you will notice the immaculate attention to detail in architecture, style, landscaping, sidewalks & neighbor-friendly cul-de-sacs.  Multiple honors and awards have been bestowed on the developer/builders, including Builder of the Year on several occasions.

As a former member of the Providence Springs Board of Directors (past-president), I watched this community develop and finally build and sell the last home in the neighborhood.  We forged a relationship with an adjoining neighborhood who provides limited association memberships to the residents of Providence Springs so that our residents can enjoy the swim club, tennis courts, pond, walking trails and have use of the clubhouse for a minimal fee each year.

Frequent block parties and cookouts are sure to quickly acquaint you with your wonderful new neighbors!  Call today for a list of available homes or a tour of this great little community of Providence Springs!

December 2008 Sales in Charlotte, NC

While the Charlotte/Mecklenburg County market continued its recent trends for another month with unit sales and prices down, there were some interesting blips.  Inventories in general dropped in many submarkets, but it remains to be seen whether that is just the Christmas effect or a real trend.  Matthews actually recorded price increases, although continuing down in units and a rising inventory.  Weddington is now over four years for inventory, but recorded a slight upward price trend based on averaged (smoothed) data.  While still down on units, Fort Mill showed a jump in average price; may be an anomaly.
